MAI provided engineering and surveying services for a senior residential/care development of a 163,000 SF facility and 50 single family residential units, located in Escondido, CA. Our services included the following:

Our surveying services included design survey and staking services. Entitlement services included the preparation and processing of a Conditional Use Permit with the City, including a preliminary grading and drainage plan in addition to a site and plot plan. The project had one challenging aspect to the project that included the design & approval of the drainage channel and wetland improvements within Reidy Creek, that included a multi-channel design where a man-made channel was created to carry the 100-year storm event and provide for mitigation and wetland enhancement and the smaller, natural tributary was essentially left intact to preserve habitat and carry the low flow storm events. This work effort involved drainage capacity calculations, redefinition of the floodway and the preparation & processing of a Conditional Letter of Map Revision through FEMA along with obtaining multi-jurisdictional creek re-routing and channel improvement permits.
